Basement Conversions

Tanking is the process used to hold back damp penetration through wall structures below ground level. Fylde Damp Proofing uses two main techniques.

Basements are often unused, damp, smelly areas of a property. Often people fail to see the potential that exists right below your own lounge.

Do you have a basement at your property?

With the necessary space, you can also create separate living space in accordance with all building regulations and earn rental income from your basement.

All the different uses, as outlined above, will only add value to your property.

All of these, and more, are possible to achieve with a basement. Fylde Damp Proofing look at a basement like an extension on your property, only, you don’t need planning permission and more importantly, we feel, you don’t lose any of your garden or external grounds.

Basements can be fully transformed and made structurally waterproof. There are two systems available to achieve this.

Type A Tanking

Type A tanking is a cementitious, water proof slurry. Type A tanking will prevent water gaining entry to the basement all together and can withstand hydrostatic pressure. There are variations of tanking slurry available, the product we use below ground is BBA certified and can withstand negative pressure at 15 bar. 15 bar is the equivalent of 150 metres below ground.

If you can imagine a swimming pool, only its inside out, that is similar to what Type A tanking will achieve.

Type C Tanking

Type C tanking is a water management system, unlike Type A, it will allow water to gain entry to the premises, then manage it thereafter. Type C is a plastic lining on the walls and floor, beneath the lining, or membrane, are drainage channels. These channels are directed to existing drains (if achievable) or to a sump and pump station, then pumped to existing drains.

Sump and pump stations today are very reliable, some have alarms that will sound if the pump becomes blocked or faulty. Some will also send a message to your phone to let you know if they are not working properly.

Back up pumps are used in the event of this happening however, regular maintenance (we recommend annually) will prevent this.

These two systems can provide a fully habitable living space in what is often, an unused area of a property. All basement conversions conform to British Standard 8102.

Rising Damp

Rising damp is particularly prevalent in older houses that may not have a damp course or whose previous damp treatments have been breached or failed.

Rising Damp can be a seasonal effect, increasing during Winter, with rising water tables, and falling during summer. This seasonal effect must be taken in to account during the diagnosis period as, during the summer months, the symptoms could disappear.

Rising Damp is described as dampness resulting from water in the ground, rising up through masonry via capillary flow.

Rising Damp can often be misdiagnosed and must be distinguished from other causes of dampness, such as;

  • Rainwater Penetration
  • Faulty Rainwater goods and/or plumbing
  • Hydrostatic Pressure (lateral penetration of ground water)
  • Condensation resulting from water vapour in the air, above and below internal floor level (where floors are suspended timber).

The above can often be mistaken for Rising Damp, resulting in misdiagnosis.  Therefore, recommended treatments may not work.

Damp Proof Course

The installation of a damp proof course will prevent Rising Damp and Rising Damp only. Fylde Damp Proofing always ensure the diagnosis is correct prior to making recommendations. In extreme cases we can even arrange sample analysis, in lab conditions, to gain definitive results as to the cause of dampness.

Re-Plastering

A vital part of remedially treating dampness is the re-plastering specification. There are associated risks, that are out of a contractors hands, when using sand and cement renders for the re-plastering.

For this reason, we only use a pre-bagged, cement based, renovating plaster. This renovating plaster has a much better U-Value than sand cement, resulting in higher surface temperatures of walls. As it’s pre-bagged, all the associated risks with self-mixed sand and cement are removed.

Wet Rot & Dry Rot

Wet rot is the term used to describe all wood rotting fungus other than Dry Rot (Serpula Lacrymans).

Fungi comes in two most common forms. Wet Rot and Dry Rot. Having said that, there are many different types of wet rot however, there is only one type of dry rot.

Dry Rot

In the UK, the term “dry rot” refers to outbreaks of wood decay by the fungus Serpula Lacrymans. Unlike wet rot, for which relatively simple procedures are adequate for control, the successful remedial treatment of dry rot may require elaborate and sometimes costly control measures. It is important therefore, in the first instance, that an outbreak is identified correctly. There are a number of diagnostic features but sometimes the presence of several of them may be required for positive identification.

All types of wood rot can be difficult to detect in there early stages.  This is particularly true with dry rot because it will mostly develop out of sight, behind panelling and plaster or beneath floorboards.

Dry rot will attack both hardwoods and soft woods or other cellulosic materials as a food source. The fungus grows most rapidly on wood that has a moisture content of 30% or above, but not saturated.

Dry rot CAN NOT derive any nourishment from none organic materials such as brickwork or plaster.  However, dry rot strands are able to grow on and through these materials. With this in mind, should an outbreak of Serpula Lacrymans be identified close to a partition wall with a neighbouring property, it would prove best practice to notify the owner of the neighbouring property of the issues present.

Recognisable symptoms of dry rot include;

Shrinkage and cuboidal cracking of affected timbers. Most notably, skirting boards.

Spore dust present in the vicinity, red in colour and can often be mis-identified as brick dust.

Sporophore’s or fruiting bodies. These are fleshy and soft but rather tough. The surface is red with white edges, with shallow pores or ridges.

Mycelium, will be found in damp, dark places such as beneath floor boards. The mycelium appears cotton wool like. White or silver in colour, with flashes of yellow or lilac.

Wet Rot

Coniophora Puteana and Coniophora Marmorata (brown rots) together are the most common cause of rot in timbers which have been soaked by water leakage.

Both fungi produce strands that, when matured, are a brown to blackish colour. They are commonly seen on the surface of decayed wood and occasionally spread across wall surfaces.

Visual damage to wood includes cracks, most commonly along the grain of the wood, the cracks are usually less deep than those of dry rot.

Wet Rot prefers moisture levels between 30% – 50%. During remedial treatments for wet rot, it is vital to introduce rapid drying to prevent an outbreak of wet rot.

Woodworm

Woodworm is a generalised term for beetles whose larvae live off the wood within properties.

Wood destroying insects, or beetles are commonly known as “woodworm” due to the beetle beginning life as a larva.

Eggs are laid by female insects, usually in cracks, splits and/or pores of the wood. The eggs are very small, often invisible to the unaided eye. The eggs usually hatch within a short period of laying.

The larva hatches from the egg and it is at this stage where most of the damage to the timber occurs. The larvae stage varies in duration from a few weeks, to many years depending on the species. In most timber insects, it is the longest-lived stage.

Eventually the larva undergoes a dormant period. During this period the larva ceases to feed and profound changes in form and structure occur (metamorphosis). This is known as the Pupa stage. The Pupa resembles a mummified, pale yellow beetle covered with a transparent skin, which darkens in colour as the time for adulthood emergence approaches.

At the completion of metamorphosis, the adult insect emerges from the Pupal skin. It bores its way out of the timber, leaving an exit hole which is usually round or oval in shape, varying in size according to the species of insect. These exit holes are usually the first visual sign of infestation.

Emergence of adult insects from timber may sometimes be delayed for a period of months after metamorphosis.

The moisture content of timbers would usually be in excess of 20% for an insect infestation to occur.

If caught early enough, ie, prior to the loss of structural integrity then timbers affected by insects can be chemically treated.

Treatments vary according to the purpose of the affected timbers. Structural timbers such as roof purlins and structural beams are often treated with a deep penetrating paste.
